Well aware of the problems that this road faces, the Bangalore Elevated Toll way Limited (BETL) built the ‘Hosur Elevated Highway’ which was inaugurated in January, 2010. This elevated highway will significantly reduce travel time from Silk Board junction to Electronic City to 10 minutes from the current 45 minutes. It’s a well known fact that a road project has the potential to transform a place into a residential and commercial hub. The reduced travel time to Electronic City would make travel to Chandapura faster and this is good news for our property. Investors can expect more interest to be generated here. The Bommasandra, Jigani industrial areas (BIA, JIA): Industrial areas present in a region play an important part in drawing the interest of potential investors. The success of such an area can be gauged when more businesses begin to set up shop. The Bommasandra and Jigani industrial areas are two such areas that are close to the Chandapura property. Cushman & Wakefield had prepared a report titled ‘Industrial Spaces across the world 2009’. Both the Bommasandra and Jigani industrial areas are featured in this report as having high growth in rental values. The Bommasandra Industrial Area (BIA) recorded the 16th highest annual growth in rental values and among the Asia Pacific countries, the BIA and JIA took the third and fourth positions respectively for the same. Seeing the growth in the rental values simply translates that companies are setting up their bases here. The BIA comprises of industries ranging from Structural Fabrication to Machine Tools. In August of 2009, Eastern Condiments Pvt. Ltd. the Kerala-based curry powder and masala brands firm invested Rs 30 crore in Bangalore to set up its production plant at the BIA. The annual capacity of the plant is 1500 tonnes to meet the domestic and export demand. Chairman of Eastern Group of Companies, Mr. M.E. Meeran, sees the company expecting business from ready-to-cook products to the tune of Rs 105 crore in the first year. Besides the domestic market, these products will be exported to Middle East, US, UK, and Australia.
The growth in rental values in these industrial areas and companies setting up their bases here only makes them attractive to other businesses and subsequently the area’s value is enhanced. *Both these industrial areas are located approximately 11-12 kms individually from the Chandapura property. Alliance Business School: The Alliance Business School is located on the Chandapura-Anekal main road and also helps to add value to the area. The Electronic City: The Electronic City in Bangalore is also seeing growth with existing companies beginning to expand, new companies launching their projects, and exploring other locations to set up business. Wipro Infotech recently announced the launch of Sangam – its Technology Innovation Hub inside the Electronic City. This Centre of Excellence has been started in collaboration with IBM, Microsoft, SAS, Sun Microsystems and Teradata. Besides Wipro, other companies are also setting up their IT parks inside the Electronic City. They are: • Jaypee Group’s Rs 20 crore STP at Electronic City. Speaking of expansion, Infosys recently acquired 400 acres of land in Sarjapur to build its second campus. Its first campus in Electronic City, housing 250,000 professionals has been completely filled for the last two years. The second campus will be bigger than the first campus with capacity to house more professionals. *Calculations from Google Maps reveal that Sarjapur town to Anekal railway station is approximately 19.4 kms. Chandapura property to Anekal railway station is 3 kms. Accordingly, Sarjapur town to Chandapura property would be 16.4 kms approximately – note this distance is not the exact but derived from calculations from Google Maps. Conclusion: Connectivity plays an important role to attract developments to a region. Areas like the Bommasandra Industrial Area and Jigani Industrial Area will be positively impacted as it has already seen a high growth in rental values and the elevated highway will play a big role in bringing in more business to these industrial areas. The growth being seen in the Electronic City will also spread to other regions and this will be beneficial to the property since the Electronic City is located 13 kms from the property. The recent acquisition of land by Infosys in Sarjapur also indicates that companies are looking at other locations to set up their businesses. Companies setting up in a location make the location attractive and draw the interest of other businesses and infrastructure. Sarjapur town to our Chandapura property is approximately 16.4 kms. With companies hiring from the Alliance Business School indicates that the business school is attracting top companies and that their presence would certainly attract interest in the property.
